Where’s my Real Estate Gold Search?

Here’s an idea on a sunday morning, where’s my real estate gold search desktop application? I guess now I’ve got to explain what I mean and see if anybody runs away and builds it for me – or maybe it already exists and I missed the boat.

Say I’m not looking for just any old real estate to live in or to rent… say I’m solidly an investor with a balanced portfolio looking for some good hard real estate potential to invest my money. And say I’d like to invest in a certain city without trolling through the normal real estate channels – it might even be factory land, or potential development sites that haven’t been realised in the market.

So how would I, as a software designer, come up with a sensible set of algorithmic functions that correspond with the portfolio potential of the market? How would it identify possibilities and rate them accordingly? How would it automatically update prices, forecasts and best-worst scenarios for me on the fly, so-to-speak. Yes I’m talking about a pretty sophisticated financial analysis tool that just happens to target a wealthy niche within the real-estate marketplace.

Maybe its out there already. Maybe not. But if you can come up with applications that not only run the financial analysis ratios reliably and at the same time provide real-estate forecasts, in real time not weekly or in someone’s dream house – you’ve just made some serious money. Look at the middle tier between the Murdochs and the general public – upper level managerial portfolio investment. And the business model? A fraction of a fraction of a percent of sales contacts through the site – but otherwise free to use. Just a thought.
